I want to take this opportunity to thank you for selecting me in helping you purchase a home. I know this is a big decision in your life and there are lots of choices. I am very straight forward in this process and very honest and direct. This is typically the single largest investment you will ever make. You should ABSOLUTELY utilize someone you TRUST and has your best interests in the forefront. I will give you my honest opinions of houses and that will be reflective of your goals and objectives. If you are looking for someone to tell you what you want to hear, then I am the wrong person. I truly care about your needs, present and future, and you are not just a commission. When I engage people in this process, I intend on providing services that will last a lifetime, not just a one time transaction. I have very high standards ethically and morally for my business and any vendor that I use has to have the same standards. My ultimate goal is 100% satisfaction and I will make this process as stress free and smooth as humanly possible. I will outline the process below and be more than glad to answer any questions you may have.
During this process I will ask you about your likes and dislikes, wants and must haves. We will discuss price range and all things associated with a purchasing a home. I will actively search the MLS and also welcome any houses that you find on your own. I encourage you to drive by homes that you think you may want to see prior to going and seeing them. In my experience, you can eliminate half of the homes you want to see by driving by them due to the lot, appearance neighborhood etc…. We will go and view homes that you select and discuss them objectively. I do not recommend looking at more than four homes in one day because you tend to forget details after that point that are important. Obviously everyone is busy and sometimes we have to look at as many as possible, but that is not the preferred method. This is also the time you will obtain your pre-approval letter so that you have a solid price point and be ready to move forward once you select a home.
Once we reach this point, you have selected a home for purchase and we will try and negotiate the best price possible. There will be a back and forth between myself and the other agent or seller. This can take as little as a few hours or a few days depending on how fast the sellers respond. Once we have an agreement, I always make contract contingent upon certain requirements to protect you in the transaction. Once we have a contract in place you will then begin to conduct your inspections and due diligence to make sure everything as as expected. I maintain a list of inspectors that provide excellent service and will share those with you. You will also be obtaining your loan through your preferred lender and producing documentation for them and they will order and appraisal. Once we complete this portion, normally about 12-16 days, you will start obtaining homeowners insurance quotes, begin setting up utilities and the lender will be finalizing their end of the transactions. We will typically be in a waiting period for closing for about 14-16 days at this point. We will do a final walk through one day prior to closing to make sure the house is in the same or better condition and all requested repairs have been made.
This is day that you become a new homeowner. This occurs either at a title company or a lawyers office. We will show up at the designated time and you will go over your mortgage documents,title documents, insurance forms and the HUD 1 statement. All of these forms complete the process. Money is exchanged at this point, you receive your keys and you walk out as a new homeowner.
